They don’t reduce their commission
Huh? Yes, you read that right. When you hire an agent to sell your home you are hiring them to, among other things, represent your interests in an intense negotiation. If someone offers to reduce their commission right out of the gate, how are they going to stay firm on the purchase price of you home? You want the toughest negotiator out there. Even if you’re paying top dollar on commission, you’ll make more money in the long run.
They prioritize your professional relationship
During the listing process, even if you are already close friends with your agent, your agent should treat you like a client first and friend second. Agents often need to deliver some hard truths to their clients and these messages are easier to deliver, and easier to receive, if they are coming from a trusted advisor. Just as your doctor or lawyer maintains professional boundaries, so too should your real estate agent.
They don’t overprice your house
Overpricing a house to win the listing is an old trick that often backfires. If you interview three agents prior to listing your house and one of them tells you that your house is worth a crazy amount of money, it’s possible they’re just trying to get your business. Unfortunately when this strategy is played out, the overpriced house will sit on the market for a long time. The longer the house sits, the more buyers feel that there is something wrong with the house. This listing agent who overpriced your house has just effectively devalued your greatest asset.
They put your needs above their own
The real estate agents main job is to look out for the interests of their client. You want someone who will always recommend the option that works best for you, irrespective of how it might affect their commission.
